If you’ve owned and lived in the home for at least two of the five years before the sale, you won’t pay taxes on the first $250,000 of profit (i.e., capital gain). So, if $5 of the payment was for points, and you made a year’s worth of payments, your deductible amount would be $60. You may have paid mortgage points to your lender as part of a new loan or refinancing. Each point that you buy generally costs 1% of the total loan and lowers your interest rate by 0.25%. For example, if you paid $300,000 for your home, each point would equal $3,000 ($300,000 × 1%). And, with a 4% interest rate, for instance, that one point would lower the rate to 3.75% for the life of the loan.

You can't deduct transfer taxes and similar taxes and charges on the sale of a personal home. If you are the buyer and you pay them, include them in the cost basis of the property. If you are the seller and you pay them, they are expenses of the sale and reduce the amount realized on the sale.
If you are in the 25% tax bracket, deducting the interest basically means Uncle Sam is paying up to 25% of it for you. This tax credit is a valuable one because it reduces the taxes you owe, rather than reducing your taxable income. When you sell, tax rules let you add the cost of home improvements to the home’s purchase price (the IRS calls this the ‘basis of your property’). Doing so reduces your profit, which in turn, can reduce your capital gains tax. You may be exempt from paying this capital gains tax if the sale of your home makes less than $250,000 profit and you're a single tax filer (or less than $500,000 profit if you file jointly).
